A chimney is a penetration through the roof plane, and every penetration is a potential failure point. In the Pacific Northwest, the combination of sustained rainfall, temperature cycling and freeze-thaw movement accelerates deterioration at the chimney interface faster than almost anywhere else on the roof.

The most common causes of chimney-related leaks include:

Failed counterflashing

The metal flashing that seals the junction between the chimney and the roof surface degrades over time, pulls away from the masonry, and allows water to track directly into the structure.

Deteriorated mortar and brickwork

Cracked or eroded mortar joints absorb water, which then migrates down through the chimney chase and into the roof assembly.

Absent or undersized chimney cricket

A chimney cricket is a small, peaked diverter installed behind wide chimneys to redirect water around the chimney rather than allowing it to pond against the back face — its absence is a leading cause of chronic leaks on wider chimneys.

Failed chimney cap

A damaged or missing cap allows direct water entry into the flue and accelerates deterioration of the masonry below.

How Warranties Actually Work

Most manufacturers cover defective materials for the first 10 years (non-prorated), covering both material and labor. After 10 years, warranties become prorated — dropping more than 2% per year. The longer you own the roof, the less the warranty is worth.

Some manufacturers offer extended non-prorated warranties (40–50 years) but only to contractors who meet strict installation standards, use full roofing systems, and maintain manufacturer certifications.
