TPO (Thermoplastic Polyolefin) is the most widely specified flat roofing membrane for commercial buildings — and the right choice for the wet, high-rainfall conditions of the Pacific Northwest.

Unlike traditional built-up or modified bitumen systems, TPO is a single-ply membrane that is heat-welded into a continuous, seamless waterproofing barrier. There are no laps relying on adhesive, no exposed seams prone to failure, and no layers of aggregate that trap moisture and add unnecessary weight to the structure. The result is a clean, durable, low-maintenance roofing system engineered for long-term commercial performance.

Covertrust installs TPO systems using certified heat-welding equipment. Every seam is mechanically welded and tested for integrity before the project is signed off. We do not cut corners on seam quality; it is the single most critical factor in the longevity of any flat roofing system.

How Warranties Actually Work

Most manufacturers cover defective materials for the first 10 years (non-prorated), covering both material and labor. After 10 years, warranties become prorated — dropping more than 2% per year. The longer you own the roof, the less the warranty is worth.

Some manufacturers offer extended non-prorated warranties (40–50 years) but only to contractors who meet strict installation standards, use full roofing systems, and maintain manufacturer certifications.
